    Michael Hodges

    • Michael Hodges earned his BS in Accounting in 1981 from Jacksonville University and has held a real estate license in the state of Florida since October 1988. Michael has worked in property management since 1990 and in 2005, he purchased a small firm, First Place Management, Inc., with 112 accounts and grew it to 400. Michael is active in the National Association of Realtors, Florida Association of Realtors, Northeast Florida Association of Realtors, National Association of Residential Property Managers, Florida State Chapter of NARPM and the Northeast Florida Association of Residential Property Managers as well as FCAA (First Coast Apartment Association). Michael is a huge Miami Hurricanes fan and season ticket holder. Covid notwithstanding, he enjoys traveling with his wife and whenever they can, spending time with their daughter, son-in-law and 5 year old grand daughter!

    Brenda Needham

    • Brenda Needham, Broker Associate, CAM and Business Development Manager for FPM Properties. Her primary responsibility is new business and working with property owners and governing boards of communities.

      Born and raised in Jacksonville, Brenda began her real estate career in 1998 as a sales agent, quickly switching to property management after seeing so many opportunities in the industry. The desire and ability to service many customers and manage one of their most expensive assets was exciting and bringing it all together is a challenge that she enjoys. She describes property management as a job with many moving parts.

      Continuing to serve on various committees and holding leadership positions while giving back many hours to her community and the property management industry, she is an active member with the Northeast Florida Association of Realtors, the National Association of Residential Property Managers, the Florida Chapter of NARPM and the local Northeast Florida Chapter of NARPM.

      Brenda was named as NEFAR Property Manager of the Year in 2005 and 2008. She is well known for mentoring other professional property managers and is very conscientious with regard to ethical and professional issues. When she does take time off, she spends it with her grandchildren Nikolis and Alexa.

    2022 Canine Ambassador of the Year
    • Lucy, a Great Pyrenees, has been with us since 2016 and quickly established herself as an ideal resident ambassador. Lucy assists with resident relations and often appears in education videos with Mike. Lucy also acts as a therapy dog for our entire team! Lucy enjoys extra-long walks, car rides, chasing squirrels and socializing at her favorite dog park.
